Welcome to the Tradewinds Property Owners Association

Tradewinds is a private waterfront deed restricted community located on Mashes Island in the "forgotten coast" of Florida’s Panhandle less than one hour south by car from the Florida’s capital, Tallahassee.  Tradewinds is a 44-lot residential subdivision located at the mouth of the Ochlockonee Bay facing the Gulf of Mexico to the east and Bald Point State Park to the south..

We are an island community with access to extensive recreational amenities including boat slips, a clubhouse, pool, spa, 350+ foot fishing pier, extensive walking and biking trails, beaches, boating, kayaking, and many inshore and offshore fishing opportunities.

Mashes Sands Beach, part of Mash Island Park, is at the eastern end of the island.  Mashes Island has a boat ramp and fishing pier.  Mashes Sands Beach is a beautiful natural beach setting and has something of interest for everyone – sunbathing, birdwatching, swimming, fishing, kayaking, walking the shore or simply observing beautiful sunrises and sunsets.  This is great spot for adults, children, couples or families, and is within walking distance of Tradewinds.  Mashes Sands Beach is a perfect place to relax and unwind, away from the stressors of “everyday life.”

Across the shimmering bay waters lies Alligator Point ("The Point" as it is referred to by locals), with its popular public beach, a vast expanse of sugary sand that boasts natural beauty, with lovely homes and no commercialized development or towers.  Nearby attractions include Bald Point State Park, the St. Marks Wildlife Refuge and Alligator Harbor, known for its clam harvesting which was featured on Discovery Channel's "Dirty Jobs."

The closest town to Tradewinds is Panacea, a 10 minute drive to the north of us.  Panacea (Greek for "the cure of all ills,") of national renown in the early 1900s, boasted a large hotel that accommodated affluent visitors seeking the healing properties of the local mineral springs, which still exists today.

A home in Tradewinds provides the perfect opportunity to enjoy the boating life.  Our community is ideal for fishing and our area nearshore waters are filled with Redfish, Trout, Flounder, Spanish Mackerel, Sheepshead, Back drum, Cobia, Mullet, as well as Tarpon which can be seen rolling around.  Our community is uniquely situated for you to enjoy salt or freshwater fishing as well as recreational boating.  A short boat ride can take you to the Ochlockonee Shoals where you will enjoy shallow crystal blue/green waters where you can swim or fish, or you can follow the beautiful winding Ochlockonee River to the Ochlockonee State Park where you can fish, ski or take the kids tubing.

Our community offers many flexible living choices.  Some of our residents are retirees and others work in Tallahassee and commute enjoying the relaxing countryside drive back to our coastal paradise.  Others choose to have their second home here and visit on weekends, holidays, vacations, or whenever they want to take a break from their busy lives.  Our residents come to enjoy the coastal atmosphere, the magnificent views, and the many recreational opportunities, whether sunbathing at the clubhouse pool, hot tub or beach, catching a Redfish off of your boat, the shore, or pier, or going for a bike ride, run or walk on the miles of trails.

From any location in Tradewinds, one can watch pelicans, eagles, and osprey soaring by, fish jumping, dolphins playing, manatees gracefully coming up for air, or the local fish, shrimp and oyster boats embarking and returning with fresh seafood for a local family seafood restaurants, and the most beautiful sunrises and sunsets.

Tradewinds is above all a friendly community, where neighbors can be seen walking the property, visiting with one another, and enjoying the special connectedness this community offers.  This is a unique environment, which is comfortable for retirees, couples, and families alike. Children play in the clubhouse pool, while their parents socialize around the pool or chat while relaxing in the clubhouse hot tub. While boating is a big part of the area, some live here just for the beauty and serenity it offers.

You can make Tradewinds your primary home or your “home away from home” – either way – it’s the perfect opportunity to enjoy the more simple pleasures of life in an upscale environment. Those of us who live here now wouldn't have it any other way.  If this is the kind of lifestyle you are looking for come join us at Tradewinds.
